How long does a loft conversion take?
Depending on the size and type, most loft conversions take around 12 weeks.
Will I need to move out during the project?
No – it’s safe to carry on living inside the property. We work from the scaffolding before the stairs go in. Any disruption you experience will mainly come from noise.
Where will you place our new staircase?
We will be able to fit your staircase around your existing layout and will find an option to suit you. If possible, we will try to fit your new staircase over the existing staircase so that it fits seamlessly within your property.
Do I need planning permission for a loft conversion?
This depends on your location and type of property – all flats require planning, but if you live in a house that isn’t in a designated area, then permitted development is usually used and no planning is required. There are many other factors to take into account and one of our surveyors can advise further.
How much does a loft conversion cost?
Most cost between £30,000 and £50,000. This depends on the size and type – bigger and more complicated jobs take longer and therefore will cost more. See pricing information for further details.
What is a party wall agreement and do I need one for a loft conversion?
A party wall agreement (PWA) is required if you have a semi-detached or a terraced property and you are working within or near your neighbour’s boundary. We can advise when the surveyor visits.
Does a loft conversion add value to a home?
Yes – it will add from 20% to 30% upwards depending on the size, design and type.
How much head height do you need for a loft conversion?
If you have a clear head height of 2m then a loft conversion may be possible. Our surveyor will need to assess this to confirm.

The opportunity to create more space
The clients desire was to and add a bedroom with an en-suite. This required the addition of a flat roof dormer and a change in the boiler from a combination boiler to a system boiler. Touchstone Lofts achieved this with ease for our Hearnville Road client.
How we can achieve a conversion like this for your home
Moving home these days is not easy neither is it cheap. Finding the right property, then paying all the fees associated with the move including stamp duty, legal fees, estate agent fees, the list goes on. A loft conversion that is done well, is an easy return on investment, you get to stay where you are and get more room.
This growing family required bigger rooms for the children so, our client were having to move into the loft. The addition of one more en-suite would render the old and tired boiler to the skip. A new system boiler with an unvented cylinder would be required to service three bathrooms. Being gas registered allowed Touchstone Lofts to carry out the system change themselves.
The loft conversion plans were drawn up by the architect and the customer approved the layouts and designs.
The structural engineer produced the structural plans and the loft team arrived on site with the scaffold erected to the front and rear. The scaffold enabled most of the works to be completed with minimal disturbance to the family living space.
The client wanted simple but designer radiators, recessed downlighters and various areas of storage. For the en-suite the brief was a quality bath with shower over, a wall mounted toilet and wall fixed basin. The tiles were an off-white shade.
The windows fitted were Velux on the roof slopes that we added blinds to, and for the dormer and the front gable we had hardwood sash and casement windows to match the existing. These were custom-made for the client.
The loft was painted an off-white colour and together with the windows the light flooded in to make a very airy, modern, comfortable and relaxing master suite.
