What to consider for a Berkshire loft conversion
What are the rules and regulations?
Planning permission is often both confusing and stressful for homeowner’s when it comes to expanding. That is why our experienced team, who understand the regulations and what is required, will take it off your shoulders and into their hands. They will also walk you through all building control and fire regulations as well as ensure that they are up to standards.
What does it all cost?
We create loft spaces that are unique and tailored to each home. Our team will assess your needs and each aspect of the plans during the initial meet and provide you will an accurate quote, along with a free design.
Will I be able to convert my loft?
Having worked with a variety of homes in Berkshire, we have learnt how to work our way around a multitude of different loft shapes and roof heights to create a stunning bespoke loft conversion for every home. Whether you have a hip to gable roof, a low pitch eave or reduced head height loft, we will use our experience and knowledge to plan and show you a number of appropriate examples during the initial meet that could work for your home.
How long will the conversion process take?
Our specialist team will be able to provide you with an estimated completion date during the initial meeting. Although the more straight-forward conversions can be completed in a small amount of time, the more complex ones will take a while longer to design, plan and build.
How your Berkshire home would benefit from a loft conversion
- Producing living space on the top storey of your home allows the opportunity to house the games room that you have always wanted, a cinema room to relax and cosy up in or a peaceful and spacious bedroom to close the rest of the world out and take advantage of the beautiful views of Berkshire.
- Most lofts across the UK are undervalued. They hold the opportunity to create a unique space for you and your family to enjoy without the costs of moving home or the invasion of a ground floor extension. Throughout the build process, your specialist team of designers, builders, heating and plumbing experts and project managers will execute all work on a separate floor to the rest of your home, decreasing the amount of disruption to your day to day life.
- As a loft conversion doesn’t require you to increase your homes footprint, you are able to keep that valuable garden and driveway space, resulting in you increasing the value of your home rather than devaluing by the loss of space.
Your loft conversion questions answered
Have a question about loft conversions? We’re happy to help. Read our answers to the questions that our customers frequently ask us.
How long does a loft conversion take?
Depending on the size and type, most loft conversions take around 12 weeks.
Will I need to move out during the project?
No – it’s safe to carry on living inside the property. We work from the scaffolding before the stairs go in. Any disruption you experience will mainly come from noise.
Where will you place our new staircase?
We will be able to fit your staircase around your existing layout and will find an option to suit you. If possible, we will try to fit your new staircase over the existing staircase so that it fits seamlessly within your property.
Do I need planning permission for a loft conversion?
This depends on your location and type of property – all flats require planning, but if you live in a house that isn’t in a designated area, then permitted development is usually used and no planning is required. There are many other factors to take into account and one of our surveyors can advise further.
How much does a loft conversion cost?
Most cost between £30,000 and £50,000. This depends on the size and type – bigger and more complicated jobs take longer and therefore will cost more. See pricing information for further details.
What is a party wall agreement and do I need one for a loft conversion?
A party wall agreement (PWA) is required if you have a semi-detached or a terraced property and you are working within or near your neighbour’s boundary. We can advise when the surveyor visits.
Does a loft conversion add value to a home?
Yes – it will add from 20% to 30% upwards depending on the size, design and type.
How much head height do you need for a loft conversion?
If you have a clear head height of 2m then a loft conversion may be possible. Our surveyor will need to assess this to confirm.
