A very large loft space so no dormer required.  A large bedroom and en-suite was built for the client.

How we can achieve a conversion like this for your home

The client wanted a large bedroom with lots of natural light coming in, and a gable window in the brickwork.

There were tanks in the loft so Touchstone Lofts also replaced the boiler.

The surveyor sketched out a scheme for the client and a fixed price quotation was provided.  The contract was awarded to Touchstone Lofts and we were delighted.

The architect prepared plans for the client to review and once agreed, a letter of lawful development  was applied for.  As this was a permitted development, no planning permission was required.

Meanwhile the structural engineer created structural plans for the construction team.

Once we were ready to go, the scaffolding was erected and the materials ordered.

The works were done from the scaffold and all deliveries were made directly onto the scaffolding so the clients were able to live in the property whilst works were being completed.  The only disturbance came when the stairs were fitted.

Steels and floor construction were carried out first, then the walls were studded out.  Insulation was added to the walls and ceilings using Recticel and Ecotherm Polyisocyanurate (or PIR) insulation products which helps retain heat when needed and reflects heat during the summer months avoiding overheating.  Rockwool insulation was used in the floor boasting many properties including heat retention, fire and sound insulation.

Velux rooflights were fitted to the roof slopes.

Bespoke, tailor-made stair designs were agreed with the customer and then fitted.  Electrician and plumber did the first fixing, and Gyproc plasterboards were fitted to the walls and ceilings.

Plastering team then came, followed by the plumbing and electrical second fixes.  Carpenter completed the work and carried out snagging.

The final outcome was fantastic and the client was delighted with the large, airy, fresh and bright room we created.
