Design & Construction

Most companies just do a drawing without even consulting a structural engineer (SE).

To maximise headroom, space and create a better design, we employ structural engineers to study your existing structure and then carefully calculate the exact structure required for your loft conversion. This reduces the need to just put in big steels, which take valuable space and headroom. A structural engineer will visit your loft if required, no other company offers this service as standard.

Floor Construction

The floor is built on supporting walls, thus eliminating and noise, vibration to lower floors, no weight is placed on the existing ceilings.

Walls & Ceiling Construction

The structure is built as directed by our structural engineers, the existing rafters are re-supported as are the ceiling, where the roof is supported as required.

Insulation & Ventilation 

As directed by building control requirements we insulate your loft to insulate your loft to prevent heat loss, prevent overheating and provide sound insulation. 

Structural Finish

The insulation is plaster boarded and then plaster-skimmed

Stairs

Our stair designer visits your job at the end of the first week of your loft conversion. After taking exact measurements a bespoke staircase is built to fit your home perfectly.

They are designed and fitted to make them feel as if they were always there.

 

Plumbing & Heating

We only employ "gas Registered" [old Corgi] plumbers. We can install a new en-suite, which may include a bath or shower. We can install a sauna or steam room if required.

We supply and fit radiators as required according to your rooms BTU requirement with thermostatic valves as standard.

Electrical Specification

We only employ "NICEIC" Certified electricians, who provide you with a electrical certificate.
The whole of your electrical system is tested and certified for your safety.

Fire Regulations

As you will be converting your home to three storeys there are some fire regulation requirements as directed by building regulations.
These may not be as extensive as some companies suggest, your consultant can advise you on the requirements when he visits.

Dormer Construction

There are three main types of dormer window, flat roof, pitched roof and mansard.
A Dormer makes a loft room much bigger, although not always required, the dormer removes the slope in the roof, and most do not need planning permission.
A dormer can have a variety of finishes that can be discussed with your consultant.

Windows & Roof Lights

We only use "Velux" branded roof lights which come in a variety of shapes and sizes, evens as dormers.
They can easily be fitted with Velux blinds which come in variety of types and colours.
Other windows for dormers can be matched to your current windows.
